Helmsley Group completes significant out-of-town letting to Morrison Water Services

Yorkshire property development and investment specialist, Helmsley Group, has announced the letting of 9,822 sq ft at its Kingston House development, located at Junction 27 Business Park in Birstall. Following refurbishment, the space will be occupied by leading service provider Morrison Water Services, which has recently rebranded from Morrison Utility Services.

The move will enable the establishment of a Morrison Water Services Yorkshire Hub, facilitating greater collaboration between the provider’s departments, and enabling it to better service homes and businesses across the region.

Rachel Vincent, Contract Director at Morrison Water Services, said: “The move to Kingston House will enable increased collaboration between two of our major contracts, serving our long-standing client Yorkshire Water. This will allow us to provide a more seamless service for customers on a regional scale and we’re excited to see what this new chapter holds for us as a business.”

George Baines, asset manager at Helmsley Group, said: “The out-of-town office market continues to demonstrate remarkable buoyancy in spite of the pressures from the pandemic. As we see increased demand for office space once more, we’re pleased to have secured a significant commercial letting to a market leading provider.

“The building only became vacant during the summer following the lease expiry of a longstanding tenant. As such, we are delighted to have completed a new lease so quickly which only reinforces the prime location of Kingston House and the resilience of the out-of-town office market in Leeds”

Elizabeth Ridler, partner with Knight Frank in Leeds, which was responsible for marketing the development, said: “This is a tremendously encouraging letting. The resurgence of the out-of-town market has been a key feature of the post-lockdown Leeds office market, with the combined take-up total for the last nine months nearly triple the level of activity seen across the whole of 2020.

“It is clear that occupiers like the flexibility and accessibility that an office like Kingston House provides. This is a significant deal for the out-of-town office market in Yorkshire, underling that there is a healthy appetite for well-located and attractive properties such as Kingston House.”
