UK’s largest available rail-connected unit goes onto the market

The largest available rail connected warehouse and distribution facility in the UK, located in Sheffield, is available to let.

Sheffield International Rail Freight Terminal, known as SIRFT, provides road and rail access and boasts an ideal location with connectivity to M1 junctions 33 and 34.

The 336,105 sq ft unit is being marketed by the Sheffield office of Knight Frank along with CPP on behalf of Exeter Property Group, who has recently acquired the site.

Kim Farley of Exeter Property Group said: “SIRFT provides a high bay fitted distribution facility finished to an institutional specification ideally located with excellent road and rail access, which was attractive to us.”

Rebecca Schofield of Knight Frank said: “The ideal location and connectivity to M1 Junctions 33 and 34 will satisfy the requirements of any modern logistics/manufacturing operator and completion of the unit’s fit out makes it ready for immediate occupation.’’

Toby Vernon from CPP added: “For occupiers that see labour as a key requirement, Sheffield City Region offers substantial benefits. Sheffield has a total population of 577,000 with 8.82% lower labour costs in Sheffield City Region compared to the UK average.”

Occupiers in the area include Clipper, Great Bear and M&S. The Advanced Manufacturing Park is also located close by. The 100-acre technology park is home to occupiers including Rolls-Royce, Boeing and McLaren Automotive.
