It’s likely that this willalways be our core business, but we willnot ignore opportunities to grow ourbusiness in other sectors, such as therenewable and energy sector, which islikely to be hugely important for theHumber region for many years to come.”In recent years, the company hasbecome one of the first to commit to thenew regulations – CE Marking ofStructural Steelwork – having passed acrucial audit.The new rules, which came into effectin 2014, are not guidelines but law, andany company found operating outsidethe legislation will be liable forprosecution.Aimed at reducing the risk of accidentand injury to people working on oraround steelwork structures, thelegislation is being seen as much-needed wake-up call by many in theconstruction and engineering industries.Intelect already operates to its ownstrict standards as well as thoserequired by the industry, and hasinvested around £70,000 in training andnew equipment to achieve the BS EN1090 under the Construction productsRegulation 2011. It was also thought thatthe commercial property sector mightsimilarly suffer, with foreign investorsless willing to spend for UK property. Itappears, however, that this is not thecase. In our region, at the very least,property investment continues to grow.Industrial property remains attractivein particular with several acquisitionsand deals in the recent month. Leedshas traditionally been a hub forcommercial office space, but MuseDevelopments recently agreed to sellthree high-quality industrial units at itsflagship Logic Leeds site to the LeedsCity Council. The deal will see 100,000sq ft of space over three units whichwill begin construction in the Summerof this year. This marks the second landdeal that Leeds City Council haveconcluded at the 110 acre Logic Leedssite.The Logic Leeds site also houses aJohn Lewis distribution centre and ispart of the Leeds City Region EnterpriseZone by junction 45 of the M1.A little further to the east seesanother Enterprise Zone, this time onthe Humber. The Humber EnterprisePark at Brough incorporates 1.3 millionsq ft of high-quality office and industrialspace, and 20 acres of developmentland. The area benefits from bothEnterprise Zone and Assisted AreaStatus, which offers significantincentives to attract new occupiers. Knight Frank have been appointed asletting agents for the Humber EnterprisePark, and Eamon Fox, head of officeagency for Knight Frank in Leeds,added: “The renaissance of this region,exemplified by Hull’s exciting positionas UK City of Culture this year, istremendous news. The deal was brokered by theinvestment team at the Leeds office ofglobal property consultancy KnightFrank. Graham Foxton, partner with KnightFrank, explained: “The deal is aresounding endorsement of Parabola’sinvestment strategy to acquire andcomprehensively refurbish the building,which led first to a long lease with ahigh-quality occupier and then to thissale to CCLA.”“This sale also underlines theimportance of Wakefield as a logisticsdestination in Yorkshire.
