A spirit of consolidation in the sectorshould ensure savings throughout thesupply chain – and our region is well-placed to benefit. The rise and rise of e-commerce means that, increasingly, storage facilities are of paramountimportance. Online shopping meansthat items are, effectively, always ondisplay – hence the value of sizeabledistribution centres where goods areshipped directly to consumers asthey’re required, rather than simply sentto retailers in bulk.A desire for more efficiency meansmany companies are also changingtheir distribution methods, such as theCo-Operative who in the past threeyears have transformed their networkfrom 33 food distribution sites, most ofthem single temperature, to fifteengenerally purpose-built, multi-temperature composite sites. Despitethe shrinking of their property portfolioand the greater distances between sites, efficiency has been improved thanks tothe network being more efficient toservice from a supplier perspective, greater flexibility at the sites themselvesand numerous carbon savings furtherup the supply chain. It’s clear companies are looking tosave money by bringing together all theaspects of their supply chain – andYorkshire and Lincolnshire’s multimodaloperations are therefore even more ofan major asset. It remains consistentlysurprising that many companies, whileshipping items from mainland Europe, simply bring them all into the same port– often Felixstowe or another dock inthe South of England – and thencontinue the rest of the journey viaroad, even if they are destined for thefar North of the UK. A far more efficientsolution is to make use of Yorkshire andLincolnshire’s ports which can cut downthe part of the supply chain served byroad – and hence the most susceptibleto spiralling fuel costs – quitesignificantly.Certainly our region can offer portfacilities easily the equal of any other inthe UK. Associated British Ports’ £26million Grimsby River Terminaldevelopment is a perfect example and, following the successful delivery of thespecially designed linkspan bridgeearlier this year, a large reinforcedconcrete floating pontoon designed andbuilt by GRAHAM Construction has nowarrived at the Terminal – after a fortyhour journey from its construction baseon the River Tyne. When operation commences in July,ro-ro vessels will berth either side of theFinger Pier and unload onto the floatingpontoon. At 80m long, 30m wide and5.6m deep, the pontoon is larger thanfour Olympic-sized swimming pools.GRAHAM’s expertise in structuralconcrete allowed the pontoon to bebuilt using 2600 cubic metres ofMovingin newdirections12 Freight companies in our region areworking on a larger canvas than everbefore – but this brings with it newchallengesFreight companies in our region areworking on a larger canvas than everbefore – but this brings with it newchallengesMovingin newdirectionsPHOTO: SHUTTERSTOCK.COM/MAJECZKA11-12:Layout 1 3/6/13 10:52 Page 1FREIGHT, STORAGE & MOVEMENT12Business Link www.blmforum.netconcrete incorporating 800m ofspecialised self-compacting concrete, and its use, as opposed to importedsteel, will allow for better resistance tocorrosion and a smaller carbonfootprint.Sean Blissett, ABP EngineeringManager, Humber, says, “Thecollaborative approach of bothengineering teams has ensuredconstruction efficiencies have been met,and we are on course to provide ariverside berthing facility which meets –and hopefully exceeds – the highstandards of our customers.” When it’scomplete, the new terminal will be ableto accommodate vessels carrying inexcess of three thousand vehicles, increasing the port’s capacity andmaking it more attractive to carriers, and its long-term deal with Volkswagenillustrates this is very much the case.An international approach is reapingthe rewards on both sides of theHumber. In Yorkshire, the creation ofthe new 14,000 sq ft SheffieldInternational Freight Terminal lookslikely to have a major impact in creatinga more self-sufficient businessenvironment. The new terminal is oneof only two Government-approvedbonded warehouses in South Yorkshireand plans are already in place to extendthe terminal by a further 25,000 sq ft inthe future – emphasising the city’simportance as a centre of excellence forinternational freight.SH-I-F-T, as it’s known, along withinternational freight managementcompany 512, have also both becomepartners of the South YorkshireInternational Trade Centre, allowingthem to pass on their knowledge andassist more companies in storing andmoving their goods. This knowledge isparticularly important as the sectorconsistently offers up numerouschallenges that have to be addressed. The sector has coped with the ruleslimiting the number of hours drivers canwork, which mean schedules have to beplanned with great care. Next comesthe introduction of the Driver CPCregulations, which require all drivers ofLGVs and HGVs to have completed 35hours of training by next September orforfeit their right to drive professionally.Specialists across Yorkshire andLincolnshire can assist in providing andmanaging the training requirement. While this may seem like excessivered tape, it’s a fact that the logisticsindustry is changing and it’s vitalemployees are fully briefed on theirrequirements. Although the arrival ofmajor European companies in therenewables sector has been considereda huge boost to the region, with thepossibility to become part of theirsupply chain, there’s nothing to stopthe companies simply making use oftheir existing supply chains if no localcompanies can supply what theyrequire. Therefore our region’s freight, storage and movement operations arenow competing with a larger range ofcompanies than ever before, so need tobe ahead of the game. The creation of the new 14,000 sq ft SheffieldInternational Freight Terminal looks likely tohave a major impact in creating a more self-sufficient business environment11-12:Layout 1 3/6/13 10:52 Page 213:Layout 1 3/6/13 10:33 Page 1COMMERCIAL PROPERTY14Business Link www.blmforum.netYorkshire and Lincolnshire continuesto lead the way in commercial propertylettings, with commercial spaceavailable for all kinds of businesses. One great example of successrecently is the two lettings totalling amassive 33,400 sq ft have been agreedat Thorpe Park in Leeds.Edward Symmons have signedBalfour Beatty Group to occupy theground floor of the newly refurbishedBuilding 2200. The 17,033 sq ft lettinghas been agreed on a ten-year lease.Next door, Mitie Facilities Services hassecured the entire first floor of 16,377sq ft in Building 1175.These recent deals follow a flurry ofactivity, as three buildings on the parkhave been sold with vacant possessionto owner-occupiers by EdwardSymmons over the past few months. Two 4,100 sq ft buildings were eachsold for £350,000 to Sovereign Wealthand Boost Drinks, and a third buildingof 10,000 sq ft was purchased by Help-Link UK. Richard Corby, Partner and Head ofthe Leeds office of Edward Symmonssays, “Regional locations are polarisingmore than ever as the limited numberof active occupiers in the market aredrawn to prime locations, whilesecondary and tertiary accommodationcontinues to struggle to attractmeaningful occupier interest. Theinvestment Thorpe Park has benefittedfrom has therefore paid dividends, positioning the business park to attracthigh profile tenants.”On the right trackAs well as other large scale projects,Wakefield is seeing both its trainstations revamped, meaning we maywell see more developments spring uparound a new ‘gateway’ to the town. Aswell as a £4.5 million project toredevelop Kirkgate railway station, thetown is seeing construction start on thefirst new-build railway station on theEast Coast Main Line in decades,Wakefield’s new Westgate Station. The new station is being constructednext to the multi-storey car park atMerchant Gate, nearby the existingstation. Construction work on the projectbegan earlier this year and the newstation is due to open in November. The site has been cleared and prepared, concrete piling columns for thefoundations have been installed and thesteel frame of the building is due to beerected imminently. Rt Hon Simon Burns MP, Minister ofState for Transport, says, “Thepotential of this multi-million poundscheme is plain to see and, togetherwith the Merchant Gate development, will provide a new gateway toWakefield, helping to transform thecity. “This station, made possible withgovernment support, will be the firstnewly-built station on the East CoastMain Line for decades and will showthe world that Wakefield is open forbusiness. “This is part of the wider programmeof infrastructure investment which willsee billions spent on the network overthe coming years, helping to driveeconomic growth and reinvigorate therailways.” Above: Wakefield Westgate Station is seeing a new build taking place at the moment, transformingthe gateway to the town.Top right:Thorpe Park, Leeds is one of the area’s success stories, taking on two large lettingsearlier in the year.Right:Large offices like No.1 in Leeds have recently let to up and coming companies, proving ademand for high quality accommodation in city centre locations.Property revivalOur commercial property sector is seeing new projects get the green light after years of delays.
