Only the interestelement of mortgage payments is allowable, so for repaymentmortgages it’s essential to split out the interest from therepayment. Usually the annual mortgage statement provides therequired details.When it comes to repairs, you need to ask, is the expenseincome or capital in nature? If the expense alters the structure ofthe property, this is clearly capital in nature and would not beallowable against rents.A common expense is the refurbishment of a kitchen orbathroom. These expenses can be significant and can thereforetrigger HMRC risk assessments on a tax return. Therefore it’sessential to review these to ensure they’re allowable. Theguiding principle here is ‘Replacement with modern alternative’.If you’re simply replacing like for like the expenses are likely tobe allowable. If there’s an element of improvement beyondsimply modern alternative then an element of the expenses maywell be disallowable. Note replacing windows with new UPCunits has been specifically agreed by HMRC as a repair.The Wear & Tear allowance is an irrevocable election – onceyou start to claim, you can’t change your mind. It’s a deductionmade each year and is 10% of the rent received less council taxand water rates, if paid by landlord. The allowance coversreplacement of white goods, furniture and carpets. This meansany expenses on these items won’t be allowable when incurredas they are covered by the annual claim.If Wear & Tear is not claimed, these expenses fall under therenewals principle. This means that only the replacement ofsuch items is allowed, not the first purchase. But how is the countryhandling itself today, and what is itspotential as a business partner in exports,for our region? Like many countries, Italy is feeling theweight of the economic slump on theireconomy, with a current GDP of -0.7%.This is only a recent fall however, as theGDP was actually as high as 0.8%throughout 2010. The major exports of Italy are clothes,food, vehicles and precision machinery,which is perhaps in-keeping with its globalimage as a culture who love their food andart. Their motor vehicle exports are usuallywide ranging, from super vehicles to smallscooters. Though Italy is still in a negativeGDP growth, its exports are currently at€34.4 billion, which is far higher than their2002-2010 average of €26.6 billion. Thisfigure suggests the difficulties being facedby the country are actually not in itsmanufacturing or export strength. Italy’s imports focus mainly on the goodsneeded to produce exports, withengineering products being highest,followed by chemicals, transport equipmentand tobacco. What has likely causedproblems is that during the small economicrise of 2011, imports raised to a record highof €38.2 billion, completely overpoweringexports, and leaving the country with adifficult deficit. From that point until 2012,imports have decreased to €31.1 billion,leaving Italy with a profit this year. Business confidence remains somewhatoptimistic in the area, with a score of 81.1compared to its usual average of 100.4.This is quite a high score, when it’sconsidered the most confident Italy everrecorded on this scale is only 116. Despitethis, unemployment is still high in thecountry, which stands at around 10.5% ofthe population. Italy has strong ties with its Europeanneighbours which it favours with over 59%of all their imports and exports.
