Beal calls on landowners to join forces with housebuilder to meet new homes challenge

The Chief Executive of Yorkshire-based Beal Homes has urged landowners to come forward and work with the leading regional housebuilder to meet the challenge of developing many more much-needed new homes.

Richard Beal issued an open call to highlight the opportunity for landowners to join his team and play their full part in meeting rising targets for new homes.

It comes as local authorities accelerate residential development zoning in their Local Plans in response to the Government’s drive to build 1.5 million new homes by 2029.

The call is also ahead of Chancellor Rachel Reeves’ Budget on Wednesday. While much of the focus in the lead-up to the Budget has been on expected tax rises, the Chancellor is also under pressure to announce measures stimulating demand in the housing market and accelerating housebuilding to drive growth in the UK economy.

East Yorkshire-based Beal has been building high-quality new homes for almost 60 years and is currently more active than ever before in acquiring land for development and taking schemes through the planning system.

Currently, Beal has three developments in East Yorkshire and Hull, totalling 625 homes, in for planning permission. These projects represent a total investment of more than £170m.

Beal also has land that can accommodate a further 2,000 plots under option across the region it operates in, which covers Hull, East Yorkshire, and Lincolnshire.

The family-owned housebuilder is keen to boost this landbank by acquiring options on sites ripe for residential development in the short, medium, and long term.

It is also looking to expand its development footprint to include areas in West, North and South Yorkshire, all within an hour’s drive of the company’s headquarters in Hessle, East Yorkshire.

Richard Beal said: “Local authorities are urgently reviewing the housing allocations in their Local Plans, in response to the Government’s demand to accelerate the delivery of new homes.

“This reflects the pressing need for increased home building, to enable more people to get onto the housing ladder and to stimulate growth in the stagnant UK economy.

“We’re actively on the lookout for more development sites and we’re calling on landowners to come forward to respond to the opportunity presented by the increased housing allocations.

“We’re ready, willing and able to work with more landowners to bring forward developments that rise to the challenge of getting more high-quality new homes built.”

As a result of the Government’s drive to boost housebuilding, local authorities are substantially increasing the numbers of new homes required. For example, East Riding of Yorkshire Council is expected to revise its annual target from just over 800 new homes to almost 2,000, while North East Lincolnshire is likely to raise its requirement from under 200 to over 600.

As one of the region’s few remaining independent, family-run housebuilders, Beal is ideally placed to work in partnership with landowners to increase the supply of sites for residential development.

Beal Land Director Chris Murphy said: “Unlike national housebuilders, we can make quick decisions on acquisition opportunities and be flexible in the way we structure land deals.

“The quality of the homes we build also tends to command higher sale prices, which is reflected in land values.

“Crucially, landowners we work with can be confident that we will deliver developments of exceptional quality that enhance the local community and leave a legacy that they can be very proud of.”

These developments have been made possible due to a long-term partnership with landowner Central Land Ho ldings, formerly the Kingswood Parks Development Company.

John Briggs, Managing Director of Central Land Holdings, said: “Since our first land transaction with Beal Homes in 1994 we have negotiated and completed numerous interesting and complex deals.

“During this time we have built a special relationship based on honesty, trust and integrity, with a developer that delivers what they say they will, every time.”
