Bruntwood SciTech has outlined the redevelopment of 100 Wellington Street in Leeds as part of the next stage of its West Village innovation campus. The building will be rebranded as 3 West Village and undergo a full refurbishment to create 44,500 sq ft of flexible workspace designed for creative, digital, and innovation-focused organisations. Around 17,000 sq ft remains available.

The project builds on the £20 million investment that launched West Village in 2024. The campus has already attracted firms including QBE and PEXA, strengthening Leeds’ position as a destination for tech-driven businesses. The redevelopment extends Bruntwood SciTech’s long-term expansion in the city and its aim to support companies seeking specialist environments for growth.
Sustainability features are central to the upgrade. Planned works include measures to reduce carbon emissions, improve air quality, and manage rainwater. New insulation, window systems, and sensor technologies will support a healthier internal environment while advancing broader environmental performance goals.
Customers relocating to 3 West Village will have access to the wider campus amenities, including RESET Leeds, operated by FORM, as well as breakout areas, meeting spaces, cycle storage, shower facilities, and landscaped outdoor areas. A new hospitality venue, Salon Madre, will open in December as part of the ongoing expansion of on-site leisure and food options.
The site is located within walking distance of Leeds train station, offering transport links to major UK cities. Businesses joining 3 West Village will also gain access to Bruntwood SciTech’s national network of innovation campuses and hubs, providing routes to talent, funding, and sector-specific support.
