A joint housing proposal from Persimmon and Redrow has received approval from the Planning Inspectorate, paving the way for 106 new homes on land south of Bartlett View and Rochester Row near Leeds.

Residents will enjoy significant areas of green, public open spaces and pedestrian links seamlessly connecting this new phase with the existing development.”
The development will include a mix of one to four-bedroom properties fitted with air source heat pumps, solar panels, and electric vehicle charging points. Twenty per cent of the homes will be designated as affordable, either transferred to a housing association, made available for affordable rent, or delivered under the First Homes scheme.
John Handley, managing director for Redrow Yorkshire, said: “Our latest development in Sherburn in Elmet will contribute much-needed high-quality housing in a district where there is currently a shortfall. Our Heritage Collection homes reflect the established character of earlier phases and will cater to a wide range of buyers, from growing families to downsizers.”
Alongside the residential build, the plans include new green spaces, walking routes and a children’s play area. The developers will contribute over £1 million to the local authority to support education and healthcare services.
This investment will provide £775,000 for primary and secondary school places, £91,400 for early years support, £75,960 for special educational needs and disabilities provision, and £127,206 for healthcare.
The approval marks another significant addition to West Yorkshire’s housing pipeline, aligning with regional growth targets and infrastructure funding priorities for new communities.
